La Quinta Corp. (LQI) - This is one of my favorites. It's a Texas based hotel operator, got into bad trouble in '98 when it was purchased by a Health Care REIT called Meditrust, which was using it's own stock for collateral on loans in a dangerous way.

So when the stock went down, the lenders called their loans, and they had to eliminate their dividend. Shareholders voted everyone out, new CEO Francis Cash was put in, 25 years of experience at Host Marriot and Red Roof Inns. They restructured, sold assets, paid down debt, right?

So they net $150 million CF now, operating on all cylinders, but they still aren't paying a dividend! Why? Because the restructuring left them with $250 million in tax loss carry forwards. What happens to REIT's that don't pay dividends? They go in the toilet, nobody wants them.

So it's trading at $9.30 right now, and the book value is $8.25. Starting in Q1 '06 they should show a profit, and will start paying a dividend again.

At that point the value of the stock will rise back to historic levels, it should not be selling for book value it's a great chain and now has great management but like I said nobody wants a REIT that doesn't pay a dividend. It should be worth at least $12.50/share next year and will pay out approximately a 5% dividend on that $12.50/share price, which would be an effective yield of ~7% on the price today, as operations and cash flow continue to improve I believe our effective yield in as little as 3 years from now could be 10% on the dividend, along with a 35% increase in the price of the shares this one is a home run.
