Bro -

IMO - don't do it.. You could do bent over barbell rows instead or chins with a chin bar in you doorway. If you can't do a full chin yet, buy a jump stretch band and hang it from the chin bar to assist you in the lift.
 
Also - I do my pull thru's with a jumpstretch band attached to the foundation pole in my basement!
As far as Tricep Pushdowns, do Dips instead.

IMO - vital components - Barbell, dumbell, weights, bench, power rack. You can do everything you need with them

...chains, 2x4's, 2x6's, 3/4" manila rope, etc...to name a few more......
