whats up guys and gals. just wondering whats your occupation? i just went out looking for a house in Los Angeles and it seems i need at least 500k-1mil for some decent place :/

so just wast wondering what do you do for your work? i'm still a college student :D
 
I buy apartment buildings and flip houses. I don't know if I could do it in LA though. I just can't wrap my head around buying a run down shit shack for $300k and hoping to flip it for $450k as a fixed up shit shack. I don't get it I don't think I could ever pull the buy trigger.

Them bros on TV do that shit....flips in LA. Its hard to imagine paying that much for a craphole.

from my calculations i need to be making ~ $10k a month to live a "comfortable life" :worried:

It's not something you should plan on just running out there and doing unless you're passionate about it, have at least a year of savings in the bank and have spent a couple years learning everything you can. You'll need a job to start out life, if you really wanted to you could try to flip one house at a time on weekends but it wouldn't be enough to live on.

My advice is not to focus so much on the 10k you think you're going to need to own a house in LA with a beamer and sushi every night. You're in college - you'll probably be renting in your 20's and it's better that way anyway - even if you could afford a house right now it would be worth less than it is now in a matter of months.

What are you interested in?
 
Get the hell out of LA, and california in general.

oh I didn't answer your Q about my pay. I remember being in college and worried about that so I'll answer you honestly. I own a real estate brokerage with a few real estate agents in a high end part of town and that pays for my living expenses. Whatever I make investing in apartments and flipping houses I reinvest to buy more of those two things. As I've had success investors have given me money to work with and that accelerated everything. But it didn't happen real fast. I worked for 7 years through college and 3 years afterwards for a real estate developer, then got my MBA, then worked for a real estate investment fund for a bit, then for a homebuilder for a couple years, then went out on my own just 2 years ago when I turned 29.

In fact I was on this board in '04 while I was still finding my way through all the crap. I found working at a job wasn't for me but it is for most people, in fact my buddy just got a job paying $115k with all these big bonuses on top of it, 10k car allowance, real sweet deal. Nothing wrong with that! You have a lot of figuring out to do in other words!
 
oh and another thing - you have no idea how many jobs are actually out there. I'm always amazed. my friend got that job working for a company that makes washers and gaskets and widgets and shit for oil companies. how obscure is that? you just have to find what you're interested in and become damn good at it.

there are a few things you can do

1. job = you exchange your time for money
2. self employed = means you exchange your time for money but you have more responsibility and you "own the job"
3. Self employed/business owner = means if you go on vacation and don't make a phone call or do anything, your organization will continue to make money while you are gone and when you come back you are smart enough to leave again..

Then you will use that cash to continue to make things grow into different verticals..

I'm a consultant by the way, current vertical is medical software annalist, 8 years in the banking industry (sold that one after ruining the lives of 6 people working them too hard) what i learned from that venture is don't sell and control something you can't do yourself if the engineer walks out on you..

This time i can do the work, what's cool is my wife can and does the same thing, we employ on a part time basis 3 people, by the end of the year we are hoping to employ 8.. we still do the work, but only 20 hours a week each now, alot more support work than the actual work..

Government contracts, although they pay higher than others, they can be net 90-120 days, and a pain in the ass to work with so we don't do that..

Always have an exit strategy even when starting something new, at what point are you willing to walk away from it all..

by the way, i also earn $5-10k month from internet sales, but that's a different story..

Why do you think you're entitled to a $1M house and six figure salary right out of UG?

Your options are pretty limited... biglaw, finance or MBB. Even big 4 won't start you out there with bonus.

Hope you have a prestigious univeristy and pedigree.

well guys actually my jobs are extremely limited now. i'm a felon at 20 years old :worried: stupid mistakes that i regret but i can't change them anymore. school is my only option right now but i have no idea in what direction. i'm really hoping my friend could help me out with a job that deals with making computer server racks ( some sell for over 200k) and eventually go into selling them myself and making commission.

now the real reason i got into all this trouble is because i don't have any support. what i mean by that is my mom's a opiate fiend and my dad i never see. the only person that raised was my granny so i needed some money. I'm trying to save up some money but its not working with all these fines i gotta pay.

i didn't mean to get all personal but i thought was important to know cause it really limits my job options.....right? :confused:


anyways i'm glad i found this section. :D

Head north young man, head north (unless you're on parole). IOW, go to Alaska and get physical, play on the pipeline or something.

You've got cash problems now, you're gonna be in serious debt when you get out of college and have loans staring in your face and employment isn't necessarily a guarantee, particularly with a record. Too easy to credit and background checks anymore.
 
Sr. Entry Clearance Operations Import Agent... paperwork job, clear freight through customs for one of the big freight companies.
 
My wife and I operate an avocado farm, and she has a horse rehabilitation hospital which she has someone else managing and operating, but I do all of the electrical and mechanical repair, construction and maintenance on the machinery and building.
