whats up guys and gals. just wondering whats your occupation? i just went out looking for a house in Los Angeles and it seems i need at least 500k-1mil for some decent place :/

so just wast wondering what do you do for your work? i'm still a college student :D
 
I buy apartment buildings and flip houses. I don't know if I could do it in LA though. I just can't wrap my head around buying a run down shit shack for $300k and hoping to flip it for $450k as a fixed up shit shack. I don't get it I don't think I could ever pull the buy trigger.

Them bros on TV do that shit....flips in LA. Its hard to imagine paying that much for a craphole.

It's not something you should plan on just running out there and doing unless you're passionate about it, have at least a year of savings in the bank and have spent a couple years learning everything you can. You'll need a job to start out life, if you really wanted to you could try to flip one house at a time on weekends but it wouldn't be enough to live on.

My advice is not to focus so much on the 10k you think you're going to need to own a house in LA with a beamer and sushi every night. You're in college - you'll probably be renting in your 20's and it's better that way anyway - even if you could afford a house right now it would be worth less than it is now in a matter of months.

Get the hell out of LA, and california in general.

oh I didn't answer your Q about my pay. I remember being in college and worried about that so I'll answer you honestly. I own a real estate brokerage with a few real estate agents in a high end part of town and that pays for my living expenses. Whatever I make investing in apartments and flipping houses I reinvest to buy more of those two things. As I've had success investors have given me money to work with and that accelerated everything. But it didn't happen real fast. I worked for 7 years through college and 3 years afterwards for a real estate developer, then got my MBA, then worked for a real estate investment fund for a bit, then for a homebuilder for a couple years, then went out on my own just 2 years ago when I turned 29.

In fact I was on this board in '04 while I was still finding my way through all the crap. I found working at a job wasn't for me but it is for most people, in fact my buddy just got a job paying $115k with all these big bonuses on top of it, 10k car allowance, real sweet deal. Nothing wrong with that! You have a lot of figuring out to do in other words!
