This helps me (increased value) and them.

And Trump is a salesman, not a businessman. He was given $10million+ in NYC real estate (by his family) in the '80's, right before the real-estate market took off, skyrocketing out of control. Problem is he had no clue what he was doing, it was more of an example of the rich getting richer. He was so clueless and so greedy that as recently as about 5 years ago he was in debt to the tune of over $100 Million on paper.

Fact of the matter is, he owed so much that he owned the banks- they couldn't let him go under because his outstanding loans were so great and with such horrific LTV's that the banks had almost nothing to lose by gambling on him (literally) with his Atlantic City casino operator's license. It was that single purchase (the Taj Majal Casino) that he made while he still had money that saved him because you have to be a complete and utter imbecile to lose money with a casino (and he almost did that, until he let someone else run it for him as part of his agreement with the banks).

His only two bits of business acumen were:

1. Recognzing the long-term value of a casino license while he still had the money (and leverage) to buy one, and

2. Realizing when he was at the point where he owed the banks so much money that he could almost dictate his repayment terms and then exploiting that knowledge to get back on his feet just at the right time, right near the end of another real estate market slump.

Did they teach you these things at Wharton too?

Firstly, like I said, I don't rent slums. I fix them up and then rent them. At considerably below market rates. And when they are late, I usually let it slide wherever possible. I have a guy whose 3 roomates bailed and took the rent money and so I've been letting him stay for his portion of the rent alone.

I have helped 3 families so far to buy homes including floating the down payments as "equity-sharing loans." I had an 84 year-old guy in one of my apartments who had been there for 18 years when I bought the place and let him keep his rent at $225/month with no deposit. Something which financial people never quite get in their greed is that when everyone wins, everyone wins and you get richer, too. Always doubting and suspicious because that is what they would do...

And sorry, but if other doctors walk, so will I. This has gotten out of hand and it will be for the greater good in the long run.
