Got to love the economy..2nd house I have put a contract on in the past week...4 bedroom ,garage, yard ,nice area...all for $5400 mortgage owed was 70,000...last week lost one over a few hundred dollars of my $5500 bid...lol fucked up thing? rents for 800 a month...in miami i was paying $19000.00 a year on rent hahaha

needs drywall work,paint and carpet..have the house done in 5 days ready for move in...

haters 3..2...1.. :)

there all over here bro..ill know monday afternoon if all went thru, close on it next friday if so..looked at 13 yesterday...a 6 bedroom bungalow for 12,000..1 and 2 bed houses sometimes go for 1500 and up..typically 4000 and up..last week had a 4/1 2 car garage 5000 asking price..offered 5400 lost it by around 400$ i look each morning..they list and basically sell within 3 days max..if they dont investors have dibs on day 15

no fuckin joke bro...i just leased out a unit in blu on 36th and Biscayne last week...1st last sec was $7500 plus another 900 in fees just for the association to let them move in..so almost 8500 just to lease a condo...hahahah the rent alone is $30,000 for the year hahaha but now i got a good attorney on my side in mia..hahaha got him in there over 3 other applicants
 
Like I mentioned in another thread, a bud of mine has been purchasing foreclosures on the south side of Chicago for $10k-50k each and rehabbing them for $20-30k or so and renting them out. Pulling in about $20g/month, 95% of that is straight from Section 8.
 
there is tons of money to be made especially with those doing cash only deals..my goal is to own 5+ by next summer and 15+ by 2 years..we shall see...section 8 is a godsend...dealing with the trash suxs but knowing ur rents paid is fantastic
