I want to go back to work again...

This has gotten old. I think I either want to start a business or perhaps teach at college or at one of those paralegal schools. I don't want to teach at law school, but I wouldn't mind a job in academic support or something similar. Anyone teach? My older sister is a philosophy professor and although she had a 4.0 from undergrad all the way through her PHD, it took her a few years to find a full time professor position.
 
Big money in Elder Law in Fla. . .plus you can lay your head on the pillow at night knowing that you actually helped someone.

As an attorney, you should go into business for yourself helping poor people who need legal services.

I have a job opening right now and I need someone that can kick some ass. I think you'd be perfect. You would catch them by surprise, and it's at a college.

I',m a low stress person myself. I try to keep things very simple. I always wonder how I get myself into the stupid messes that I do. I need to stay away from people. lol

You'll gain a wealth of experience on how to deal with cheating students

id imagine the only thing you can do w/ a philosophy degree is teach. Its doesnt seem worth much in the /real/ world as they say.

my bud has his masters in mathematics and cant find a teaching gig anywhere except a few local CC's

Surely he could find a job at a grade school???? They need teachers everywhere. If I could tolerate nonsense all day, I'd finish my degree in Kinesiology and be a p.e. teacher. I don't really like to do anything except workout, play on the computer, and screw.

Go into business for yourself. I see numerous people in need of covering loan application fees for SBLC's. They have great projects, they find a collateral provider who can issue a SBLC, yet they can usually never cover the SBLC leasing fee ($25k for every $100M borrowed).

You loan the money, you create a legal promissary note, you sit back and collect fat doubles.....

You verify the SBLC issuer and paperwork...and you collect repayment four days later once the transfer of funds is complete.

Or...start an escrow service charging a percentage of the gross amount of the project. Something simple where you have the ability to draft the escrow documents yourself.

yeah..but it's a pain without a law background. I see a lot of people from Florida who are pension buyers in need of BG's, SBLC's, or MTN's with coupons.

I'm on the end of supplying or leasing the SBLC's....a third party who could help the leasing party and formulate the contracts could do very well.

contract drafting has always been one of my strong suits. I suppose you have a sample one that you work with?

How do you usually find your clients?
 
I have different generic contracts for draft agreements and one Fee Protection Agreement I can alter quickly.

My clients are found online and thru contacts I have made over the last 10 years. I know a lot of traders and bankers who are looking to buy and sell.

I run into people who can lease the instrument but cannot cover the leasing fee in advance. They always try to offer payment after they receive funds. That's why a third party with an understanding on contractual law could do very well.

On a $1B SBLC, you cover the $250,000 fee and collect $1M once their bank receives the instrument. Paid via SWIFT four banking days after receipt of funds.

The best part is all SBLC have pre-advice....so you know the deal is real, the bank is real, and the instrument is real.

If you know any bankers, that helps. Or...you could also help cover real estate acquisition loans. You pay the banking loan fee and get repaid from the actual loan. No liability on your part. I'd only work with Commercial loans though.

I would have to be pretty high dollar real estate to make much that way, though, wouldn't it?

I have a employee who used to do commerical aquisition loan lending. made a pretty decent living in NYC. to make any real $$ though you really need connections to high dollar commerical real estate. competitive market.

Believe it or not. Not everyone is so fascinated by you that they have to read every post you make. So, I was wrong about you being married. And, I am sorry you found no humor in the biological clock ticking of a woman in her late thirties.

no RE developers I know would pay that kind of rip to get the fee covered on a loan.. we never would.. you must be dealing with some seriously inept humans. We borrowed up to $150MM for projects.. someone is yanking your chain on the real estate thing bro. The other thing you're talking about I have no idea even what it is so it may be true. I can only see very small undercapitalized developers doing little deals needing a service like that, and they wouldn't be borrowing anywhere near $100MM. I've been on both sides of these deals, borrowing and lending. gotmilk, I thought you'd done lots of RE deals as well, you know nobody would pay that. you could even go to a hard money lender and get it done for a fraction of the kind of amount you're talking about. being repaid a million for putting out $250K for 4 days? give me a break. I don't know what an SLBC is but that ain't happening in real estate. the people are just not dumb enough to do that. and there's always liability. even after loan apps are signed sealed and delivered shit falls through. no such thing as a free lunch.

You can lease SBLC's, take these to private lenders who loan 80% of LTV (plus annual interest).

It's the poor mans way to raise capital when they do not realize going directly to a bank is much easier.

Like I said to heather...a special market niche where you can take serious advantage.

RE developers like you KNOW where to go. Many people do not and they are the one's who are willing to pay dearly for help.

heather, i have two friends who are attorneys and gave up their profession in order to teach. better hours, less stress, and they liked it so much more.

one teaches at the local community college and the other one teaches one day a week at a law school. They both have kids, and said that they had to put in LONG hours to compete with the recent grads, or get paid the same as a paralegal and it wasn't worth it.

I wouldn't work 60hour+ weeks ever unless I was making 250,000 per year and then I still probably wouldn't do it. No time to live. You can live now or plan to live in the future, which may never come.

Isn't that sad, it seems like eventhough you have degree now a days. Is still not a good enough. I hear you about working again because being a homemaker sucks! It was fun at the first but in the long run...is not really! Plus making your own money and not depending on others is good to have. :)

Yeah, any way you go about it, being a lawyer is more stress than it is worth. I'm going to try to get a teaching position. =-)

bro- unfortunately i sometimes do a 60 hour week in 3 days...no where near 250K a year. you never get paid REAL $$$$$ for working. you make REAL money while your sleeping or on vacation....ask someone rich.

I know the feeling. I have been out of work since December... enrolled in school but have decided to delay a bit as too many life changes going on just now. We are in the process of starting my own company. Good GOD!!! I am sooooooooo excited!

I get to be the boss LOL... How fucking funny is THAT?!

Im about ready to go back to work in the field I went to school for....almost done getting all my kids from newborns to school

this could come in very handy when you need to confuse some of the dimwits on a jury.

Going on the notion that you married into wealth, it seems like running a business out of the home would be ideal.

What do you like to do? I keep busy working with photography, music, and aquariums....the three most popular hobbies in the world. If you are good at it, people will pay.

Stress comes from being too busy, negative cash flow and high expenses. Avoid these.

Yeah, I'm not bad for an amateur. Done a few weddings and such, but I'm not a pro. I could definitely powder noses and do dry rub. =-)
