So I purchased 20 acres in Hawaii...

On the Big Island. In an area on the Kona side called Waiki'i Ranch
Beautiful piece of land 2 acre building pad and a 1/2 acre building pad.
Im looking to build about a 5500 Sqft home out there with a seperate guest house.
I love the islands, and I figure real estate out there in a pretty valuble commodity so it would be a great investment
best part is it used to be parker ranch land so its still technically ranch land which means my property taxes are a wopping 100$ a year! lol
anyways, I probably wont start building for another 5 years. I still have too much to do on the mainland. But Im planning t get out there once I hit my early 30's for good. ;)

real estate is ALWAYS a wise investment.
 
Yes it is. I just made 70k myself by selling some land we purchased for 17k. We actually subdivided the land we bought for 17k down from 3 acres to 2 and still sold it for 70k. Funny thing is the land sat there for over 10 years on the market for 19k and nobody bit.

I own a medium sized mobile training company that operates out of areas of southern california and Arizona. about 80 employees overall. we are still growing though. I have plans for expansion over the next 2.5 years. Im hoping to be able to sell the company in 5 years.

I would love to buy it and take the boat and just live simply, grow a garden, adopt some kids, fish, dive, grill out, drink some pina coladas and live happily ever after. I have looked at lots of islands for sale and like Rendezvous Cay the most for its diving, sand beaches, proximity to mainland hospitals, etc.

My wife trains a guy that has a working plantation in Kona, a couple hundred acres. He said the value has gone up 300% since he bought it 9 years ago. Hawaii has been appreciating at a rate of around 23% for the last 4 years. It will level out like anywhere else, but will always do well. Good investment.

Costa Rica is unbelievably beautiful and stable. You can find some cheap land and islands in Nicaragua still, but the past instability during the Iran/contra affair when lots of Nicaraguans had their land taken away makes me nervous.

There are some beautiful islands available in the Philapeans, but unfortunately they do not allow foreigners to own land in fee simple. You usually have to have a corp formed with a citizen (usually the lawyer handling the deal steps in as a straw man) in order to purchase the property.
 
I purchased a replacement 6" Rubber O Ring for my Automatic Pool Clorinator lid this morning. It's black and round and made of a super secret rubber polymer compound. And it only cost me like $6 US at the local Pinch A Penny store..

I sold a Wendy's franchise for 3X what I paid for it even though the land it's on didn't go up much at all


(EF translation - I ordered and paid for a Wendy's single combo and diet Coke for lunch but they gave me a triple combo instead)

Im not looking out of country yet for investment property. Ive done minimal research to be completely honest. I know alot of impoveished countries make it risky to buy in because of imminenet domain laws.

I looked @ that and I figured I might as well buy now. Missed the prime mark to buy by about 4 years but I ffigure hawaii isnt getting any bigger any time soon so all the islands property will do nothing but appreciate in the coming years.

this looks to me to be a great elite diving rental. the diving would be amazing and you could charge a premium for the use of the 5 suites there.

yes, non-natives can own fee simple title. Belize loves their foreign investors and is a very stable country. The diving there is the best in the world. The property looks immaculate, and I am excellent at tropical gardening and could do the diving instruction and have the 45' boat that has a big enough back deck and swim platform to take several people out. Plus, you could have other water sport rentals and can have snorkeling right off the end of the island with no boat required. =-) I'm in love with that island.

Im interested. lets arrange a time to go visit it. Like I said, ive done little in the way of international real estate research but Im always willing to learn and always willing to look for buissness ventures and wise investments. and besides, I love the tropics.. :)

i just bought a 10000 sq foot house on the beach in British Columbia. i have a 5 car garage, 1 for my viper, one for my buggati, one for my Enzo and my wifes new porsche cayenne and for the 5th im waiting for my Ferarri F430

option#2: could stay in socal and fight traffic, smog, multitudes of angry people, stand in lines at supermarkets and restaurants, gas stations, listen to jets, police helicopters, radio stations- TV telling us about threats of terrorists, telemarketers calling 24/7, pay 3.50 for a gal of gas, pay taxes that keep skyrocketing, etc etc.... :chomp:

get your plans in at least 2 years prior to your construction date. trust me it takes FOREVER to get your plans approved. Make sure you can get water too, or else you will be on catchment. if you are zoned for an "ohana" killer, but most is just for a "garage".. check if you can have a full kitchen in two dwellings, my educated guess is no, BUT build yourself a garage and convert it later on after inspection. Both my mom and I have owned ag land... so are you going to buy some cows so you can get the reduced tax incentive? used to be you were required to have livestock to get it... has it changed?

I got several construction quotes. I think its really who you know. When I first started looking into building I was getting quotes of 400-1000$ a Sq Ft!!! I was like WTF?? I think some of the contractors just smell $$$ and try to high ball.
Anyways, I met a few of my neighbors who are already livng out there and the real building costs are more like 150-200$ a sq foot. much more reasonable.
I am zoned for a garage, HOA rules and I have to use a certian type of roofing and building materials to match the other homes in Waikii. I was planning on just converting after inspection like you said.
As for the livestock, right now I have 8 goats living on the land, they get moved around by a herder named Yaki. lol As far as the cows go, running alongside the northern border of the property is a long area where the cows get pushed through from time to time. Apparantly this is enough to keep the land Ag land and hence the super low property tax. My HOA fees are not terrible, very manageable actually compared to what I pay in southern cali.

All in all I think its a very good investment. after about 3 years Ill start getting the lans drawn up and approved cause I know it is a very tedious process. everyone is on "Kona time". :coffee: cant wait to join em
 
I dunno dude living in Hawaii isnt all its cracked up to be. You get island fever after a while b/c you can't really go anywhere

I hear that from alot of people. Honestly Im not to concerned about it. I prefer my solitude. and If I get bored I will definately keep real estate in the mainland and my family is all on the mainland too so Im sure I will fly them out or fly back to see them several times a year...

Most people move over with dreams of doing nothing but sitting on a beach, sipping maitais and having the same fun they had while they were on vacation. So when the reality of real life hits... it's another story. The day to day things, gong to the market, registering your car, paying bills... finding employment, driving, paying the $1.00 a galon higher price for gas... and dealing with the waiting list to get a PO Box for your mail even making an apt to get your teath cleaned, go to the MD... there are only so many on the big island.
I had to drive 45 minutes just to get my license renewed (on the big island) just a couple weeks ago... and then wait in line for anothe hour. It's not a place of convienence. The sand beaches on the big island are far and few between... you have to drive far to go anywhere worth while.... some people dont realize these simple little things that add up over time.
 
I'd take a secluded house in the mountains over one in Hawaii

but that's just me.
 
I have few friends from hawaii and they all counted the days till college so they could move somewhere normal. Having a vacation house there is one thing but living there with bunch of old farts is a whole other.
 
And I almost forgot to mention, he also has Sabjes the Goat herder
or whatever the hell his name was...

The goats are only there for like 3-4 months out of the year
they keep the grass trimmed down. but yaki moves them from property to property.

Back when we had 8 acres(not in Hawaii) we had a castrated male Goat.

He was pretty cool, and I liked him for that very reason of him keeping the grass and especially the prickly vines under control where the horses weren't at..

Then, one day he had dreams of being a Mtn Goat and climbed up on top of my lawn tractor and busted the engine cover.

I liked him much less after that.

Can't swim well! No excuses man, dead people can float, all you've got to do is stay next to that 9" ft piece of foam that'll be tied to your leg and you'll be fine.
 
Man swimming and jumping the waves in the ocean is so fun, especially if you're in there with some girls who keep getting blasted over and over. It's pretty damn funny I think. Plus fuck surfing you can always do boogie board. It's just as fun I think and way easier. Shit I'm 6'5"+ 230lbs and used some little girly one and still made it work.

it doesn't matter, no good surfing beaches on the big island on the west side.. mostly reef and a'a' (lava rock) hapuna, mauna kea and 69's will be fun for body board and splashing... fun fun fun
